Electrical Contractor for Office Buildings
Lighting, controls and power for offices that stay occupied while the work happens.
An office is a building full of ceilings. Most of its electrical load is lighting — rows of troffers over the desks, recessed cans in the lobby and the corridors — plus a steady demand for receptacles and data-closet power that grows every time the floor plan changes.
ThreeCo has done recent work in office buildings across the Kansas City metro, including the headquarters retrofit described below. Every job runs under Jason Strange, our COO and Master Electrician, who signs off on it.
What is different about an office
People are at their desks while you work. An office retrofit is usually scheduled floor by floor or zone by zone so that only part of the building is under ladders at once, and the order of work is something to agree before the first fixture comes down.
Office lighting is also where energy codes reach first. A space that is renovated today is generally expected to have automatic shut-off — occupancy sensors in private offices and conference rooms, scheduling for open areas — so a lighting project and a controls project are often the same project.
- Fluorescent troffers over open workspace, the fixture most office ceilings are full of
- Recessed can lights in lobbies, corridors, break rooms and reception
- Occupancy and daylight sensors in private offices, conference rooms and perimeter zones
- Added circuits and receptacles when furniture, kitchens or equipment move
A named office job: Mazuma Credit Union headquarters
At the Mazuma Credit Union headquarters in Overland Park, Kansas, ThreeCo replaced around 400 recessed can lights with LED across the building. Cans are a common office fixture and a slow one to count, which is why a walk-through comes before a number.
Tenant changes and build-outs
Offices change hands and change shape. A new tenant usually means new walls, relocated lighting, new switching and power where the desks will actually sit. We also work as the electrical subcontractor for general contractors running office build-outs — send the drawings and the schedule.
FAQ
Questions from office owners and managers
Can you retrofit our office lighting while staff are working?
An occupied office is normally retrofitted in zones, so most of the floor keeps working while one area is done. When you would like the work to happen, and in what order, is settled before we schedule the install.
Do we need occupancy sensors if we are only replacing fixtures?
It depends on the scope and the local code that applies to the work. A straight fixture-for-fixture swap and a renovation can be treated differently, so we check what the job triggers when we quote it.
Have you done an office LED retrofit before?
Yes. One example: around 400 recessed can lights replaced with LED at the Mazuma Credit Union headquarters in Overland Park, Kansas.
How do we get a number for our office?
Start with Watt, the chat button on this page, and tell it the building and roughly what is in the ceiling. You can also call (816) 730-9100. Estimates are free unless a site visit is needed to scope the job; where one is, there is a trip charge, waived if you move forward.
Planning work in an office building?
Tell Watt the building, the floors and what you want changed. It goes straight to the team.
