Who we work for on a new build
On a new commercial building, ThreeCo is hired one of two ways: directly by the owner, or as the electrical subcontractor to the general contractor running the job. Either way the work starts from the drawings. Where the project's engineer has already designed the electrical, we price and build to it; where the design is still open, we work with the architect and the builder on the electrical plan, and co-founder Bob DeFries brings a background in electrical engineering and architectural design to that conversation.
Jason Strange, our co-founder and Master Electrician, is on staff and signs off on every job we run, from the first conduit in the slab to the final inspection. We take residential new construction as well, across the Kansas City metro.
How the electrical work runs alongside the build
Electrical work on a new building happens in stages that follow the rest of the construction. It starts in the ground and in the slab — conduit for the service and for anything fed from below the floor — usually with temporary power for the site. Rough-in follows the framing: boxes, conduit and wire run through walls and ceilings while they are still open.
Rough-in is inspected before the walls are closed, which is why the electrical schedule is tied so closely to the drywall schedule. Then comes trim-out — panels made up, fixtures hung, devices installed — then testing, the final inspection, and the utility energizing the permanent service. Each stage has to land when the other trades need it, so the electrical schedule is built from the general contractor's.
Decisions that are cheapest before the walls close
Some electrical choices cost little on the drawings and a great deal later. Capacity is the biggest: a service and panels sized only for opening day leave no room for the equipment a building adds in its first few years. Empty conduit to the parking area for future EV chargers, a roof and a service planned for solar, and spare breaker space all cost far less while the ground and the walls are open.
Lighting controls are another. Energy codes generally expect new commercial space to switch and dim its lighting automatically, and controls designed in from the start are simpler and more reliable than ones added to a finished ceiling.
New construction we have done
At the Vestis Warehouse in Kansas City, Missouri, ThreeCo did the power distribution, lighting and wiring for the whole facility. At Inspired Play Cafe in Merriam, Kansas, it was the lighting and electrical for a cafe build-out — a new interior inside an existing building, which is its own kind of new construction. Both are on our project pages, with photos.
