Smarter lighting and clean energy aren't future-talk. They're operational decisions that save money this year. Let's run the numbers.

Start from what the space is for

Good lighting begins with the work done under it. A warehouse aisle needs light on the bottom shelf, an office needs even light without glare on the screens, a sanctuary or a dining room needs light that dims to suit the moment, and a parking lot needs light where people walk rather than spilled onto the neighbors. The fixture is chosen after those questions, not before them.

ThreeCo's lighting work is designed in-house by co-founder Bob DeFries, whose background is in electrical engineering and architectural design, and installed by crews under Jason Strange, our co-founder and Master Electrician. Where the light levels need to be shown before anything is bought, a photometric layout is available on request.

Retrofit, redesign, or some of each

A retrofit keeps the layout and changes the source: the existing fixtures converted or replaced with LED, usually with controls added. It is the quickest way to cut a lighting bill and end the lamp changes, and it suits a space whose layout already works. A redesign moves, adds or removes fixtures because the light is in the wrong place — a store reset, an office opened up, a warehouse re-racked.

Our projects run from one end to the other. At the Mazuma Credit Union headquarters in Overland Park, around 400 recessed can lights were replaced with LED; along the Berkley Riverfront Park Path in Kansas City, the job was lighting a public path. LED retrofits carry a warranty of one year on workmanship, five years on materials.

Use less, then make your own

On the energy side, order matters. Cutting the load first — LED, and controls that switch off what nobody is using — makes every later step smaller: a solar array sized for a building that has already cut its lighting load is a smaller array. Battery storage answers a different question: keeping chosen loads running in an outage, or covering demand peaks on rate plans that charge for them.

New loads belong in the same plan. EV chargers can add a large load, and the panel and service that feed them are the same ones a solar system connects to, so the two are worth sizing together rather than one at a time.

Rebates and incentives, as they stand

Utility rebates for lighting depend on the program open when you apply and on which Evergy account the building is on. As of October 5, 2026, Evergy lists business lighting incentives for Kansas-side accounts only, and its Missouri program funding for the current period is committed, with a waitlist. When a program is open, ThreeCo files the paperwork as part of the project.

Federal, state and utility incentives for solar change over time too, so we work from the ones available when you decide rather than from a figure that may be out of date.
