Preventive Maintenance and Maintenance Agreements

Find the loose connection on a Tuesday morning, not during a Friday-night outage.

Most electrical failures in commercial buildings announce themselves first, to anyone who looks: a connection running hot, a breaker that has started tripping, a panel with water stains, an emergency light whose battery no longer holds. Preventive maintenance is looking, on a schedule, and fixing what is found before it fails.

ThreeCo builds maintenance plans around the building — what is in it, how hard it runs and what it costs you when it stops. A plan is a separate offer. It is not a condition of emergency service, which is available to any customer.

What a maintenance visit can cover

  • Panels and switchgear: a visual inspection, tightness and condition of connections, signs of heat, corrosion or moisture, and labeling.
  • Breakers that trip often, run warm or show damage.
  • Lighting: failed fixtures and lamps, exterior controls, photocells and time clocks.
  • Emergency and exit lighting, including whether the batteries hold for the test.
  • Receptacles and GFCI protection in wet locations, kitchens, restrooms and outdoors.
  • Anything the facility staff have noticed since the last visit.

Why it pays

A loose or corroded connection gets hotter as it degrades, and heat makes it degrade faster. Caught early, it is a few minutes with a screwdriver. Left alone, it ends as a burnt lug, a failed breaker or a fire, usually at the worst moment. The same pattern holds for most of what a maintenance visit finds: the early fix is small and scheduled; the late one is large and not.

Maintenance also keeps a building ready for inspections — insurance, fire marshal, or a tenant's own — because the things inspectors look for are the things the visit checks.

How a ThreeCo maintenance plan works

We start with a walk-through of the building and its electrical equipment and talk about what matters to you: which loads cannot go down, what has failed before, and what the building's own staff already handle. From that we propose a plan — which equipment, how often, and what each visit includes — designed around your facility's needs rather than a fixed package.

Small findings can often be fixed on the visit. Larger ones — a panel near the end of its life, a feeder that needs replacing — are quoted, so the work is planned and budgeted rather than forced on you by a failure.

What affects the cost

The size of the building and how much equipment it has, how often visits happen, what each visit includes, and whether any work needs the power shut off — which may mean scheduling it when the building is quiet. We quote the plan after the walk-through.

Inspections and records

Routine inspection and maintenance does not need a permit; any repair or replacement that would need one on its own still does. The written record of each visit is worth keeping — it shows insurers and inspectors that the equipment is looked after.

FAQ

Questions about preventive maintenance and maintenance agreements

Do you offer maintenance contracts?

Yes. Preventive maintenance plans designed around your facility's needs. They keep you compliant, extend equipment life and avoid surprise outages.

Do I need a maintenance agreement to get emergency service?

No. Emergency service is for any customer. Our office hours are Monday–Friday, 8:00am–3:00pm Central; outside them the emergency line is answered at a higher after-hours rate.

How often should a commercial building have electrical maintenance?

It depends on the building and how hard its equipment runs. A busy kitchen or a warehouse running long shifts needs more attention than a quiet office. We recommend a schedule after the walk-through.

What if a visit finds something big?

It is quoted rather than sprung on you, so a panel near the end of its life or a failing feeder becomes planned, budgeted work instead of an outage.
